一、 學校租屋生活網 (University Rental Network) https://house.nfu.edu.tw/STUST
• 請優先參考學校雲端租屋生活網。
👉 Prioritize listings on the University Cloud Housing Network.
二、 簽約前評估 (Pre-signing Evaluation)
• 租屋多比較，看屋滿意後再付訂金及簽約。
👉 Compare properties thoroughly; pay deposits and sign contracts only when fully satisfied.
三、 防範詐騙 (Fraud Prevention)
• 慎防租屋詐騙，確認房屋所有權及房東身分，保障自身權益。
👉 Beware of rental scams; verify property ownership and the landlord's identity to protect your rights.
四、 契約部分 (Contract Terms)
• 請使用定型化契約書，可至生輔組免費索取（每人限2份）。
👉 Use standard form contracts, available for free at the Student Life Division (limit 2 per person).
• 必須完成書面簽約，雙方各留一份（頂樓加蓋及增建樓層無法申請租屋補助）。
👉 A written contract must be completed with copies for both parties (rooftop extensions and unapproved additions are ineligible for rent subsidies).
• 押金最多兩個月租金。中途解約依約定提前告知，可免賠一個月違約金（違約金最多一個月）。
👉 The security deposit must not exceed two months' rent. For early termination, give advance notice as agreed to waive the penalty (maximum penalty is one month's rent).
• 電費計費方式必須符合政府租屋電費新制。
👉 Electricity charging methods must comply with the government's new rental electricity regulations.
• 房間物品及設施請點收並拍照建立資料夾。租賃期間有損壞，請書面告知房東修護。
👉 Inventory and photograph room amenities upon moving in; notify the landlord in writing if repairs are needed during the tenancy.
• 臨時增加住宿人員須先告知房東並取得同意。
👉 Inform and obtain consent from the landlord prior to adding temporary overnight guests.
• 弱勢或低收同學，請先詢問房東是否同意提供申請租屋補助資料。
👉 Disadvantaged or low-income students should ask beforehand if the landlord agrees to provide documents for rent subsidies.
五、 居住安全 (Living Safety)
• 租屋環境是否通過學校安全評核。
👉 Ensure the rental environment has passed the university's safety evaluation.
• 是否具備雙逃生出口，鐵窗是否能打開。
👉 Verify if there are dual emergency exits and ensure window grilles can be opened.
• 緊急照明、偵煙探測器及滅火器是否可正常使用。
👉 Check that emergency lighting, smoke detectors, and fire extinguishers function properly.
• 出入大門及周圍道路是否有監視系統。
👉 Confirm if surveillance systems are installed at the main entrance and surrounding roads.
• 電源延長線勿串接，避免電力負載發生火災。
👉 Do not daisy-chain extension cords to prevent electrical overloads and potential fire hazards.
